The Realmscape: Ghurish Expanse paper game mat is a double sided paper mat that is folded twice three times?.
If it is similar to previous Games Workshop paper mats, the surface is somewhat shiny, but I think it's unavoidable, unless you use matte varnish to remove the shine.
If it is similar to previous Games Workshop paper mats, the mat won't stay totally flat. Probably it will help if you put weights on it, or use adhesive putty to stick it to your playing surface.
If it is similar to previous Games Workshop paper mats, the surface is prone to getting scraped. It's probably not water resistant. Previous game mats I've got already had wear on the folds when I've opened their boxes. You can paint over the damage if you wish.
Both sides depict a featureless terrain. One side is a wasteland, the other side is a swamp.

Possible uses
